Are you ready for a change of pace? Plenty of blog posts out there (Heck, I’ve made plenty of them myself) telling you why you need to do something, but not quite as many actually demonstrating, and showing you what to do. On that note, todays blog post will show you exactly why your mortgage marketing efforts need to include the web.
Ready?
Mortgage Marketing Step 1 -
Go to www.google.com and type: “keyword tool” into the search bar
Mortgage Marketing Step 2 -
Click the link that shows up in the #1 spot labelled as Google Adwords Keyword Tool
Mortgage Marketing Step 3 -
There will be a text box about 1/3 ways down the screen that says: Enter one keyword or phrase per line. I want you to type in geographic specific words that your prospects are likely to use when searching for a loan, a home for sale, or debt consolidation. For example:
st louis mortgage
st louis loan
st louis loan officer
loan officer in st louis
mortgage in st louis
st louis homes for sale
st louis real estate
Enter in 5 – 10 keywords. Be sure to press “Enter” after each keyword, and leave out punctuation. (I left out the . in the word St. Louis for example)
Mortgage Marketing Step 4
When you’ve completed this step, Click the Get Keyword Ideas button. Google will now browse through their database to tabulate the number of searches that have been performed for the keywords you entered in the last month. I performed this search for the St. Louis area last month and found some impressive numbers.
I’d tell you what I found, but then that’d be too easy now wouldn’t it? I want you to perform this test for yourself. It’s more powerful when you see the impressive numbers for yourself as opposed to just taking someone else’s word for it. (Admittedly a funny guy though right? RIGHT?)
When you do this search (Takes all of 3 minutes) be sure to search for large enough areas, but not too large. A state for example, is too large of an area. A large city, or multiple large counties would be fine. Go ahead and run this test on your home town, or surrounding cities now. I think you’ll come away impressed! Now, have you started your own online mortgage marketing strategy yet?

Thank you for detailed instructions on how to do this stuff. You’re right, many blogs have written about this topic but no one discussed the works that are involved.

You’ve taken a pet peeve and done something about it! It is nice to see someone actually walk their audience through the steps instead of assuming they can just figure it out. We all learned from somewhere . . . many will learn from this post. Thanks!
Chad,
Haven’t done this in a while, but the results today gave me some new ideas, that is keywords, how to improve my website’s abd blog’s SEO. Good thing I happened on your blog.
This is all great news! I’m glad you’re seeing value from the post. Next I’ll follow up with some additional steps after performing your keyword research. Post is coming up soon.

what does it mean if nothing shows up? Does it mean that no one has ever typed that keyword combo into google or that no one is actively trying to market to that keyword combo? I did:
mortgage whittier
loan modification whittier
fha loans whittier
Thanks,
Ben Nicolas

Nice tool. That’s a neat way to know whether or not the keywords you’re using are good enough. Now all you have to do is explain how to use the keywords once we find them.
What a great article! I don’t work in the mortgage field but in the real estate area and the article helps me too. I have personally worked with this before. If you need any help feel free to email me. nicole@lowcountryliving.com
